Octopus Capital and Barratt Homes to Deliver 110 Affordable Homes Across East England

Two of The Landsite's Members Join Forces to Tackle the UK's Affordable Housing Crisis

Two of The Landsite's leading property and investment members, Octopus Capital and Barratt Homes, have announced a landmark agreement to deliver 110 affordable homes across two sites in the East of England.

Octopus Affordable Housing Fund Drives Forward-Funding Agreement

The investment has been made through the Octopus Affordable Housing Fund (OAHF), which deploys long-term capital to accelerate the delivery of essential affordable homes across the UK. 

110 Homes Across Suffolk and Cambridgeshire

The two sites located in Thurston, Suffolk, and Littleport, Cambridgeshire are set to deliver a mix of 78 homes for affordable rent and 32 homes for shared ownership, comprising 100 houses, six maisonettes and four bungalows on a freehold basis, with properties ranging from one to four bedrooms. 

Affordable Rent and Shared Ownership Properties for Local Communities

The schemes will work closely with local authorities in West Suffolk and East Cambridgeshire to ensure the developments support local housing need, with all homes delivered as affordable housing to help address affordability pressures that continue to limit access to homes in the region. 

Construction Phasing and Handover Dates

Construction will be phased, with handovers at Thurston expected between April 2026 and June 2028, and at Littleport between September 2026 and December 2028. NewArch Homes, the Octopus-owned registered provider of social housing, will be the long-term owner of the homes.

Following completion, housing management will be provided by Flagship Group, the housing association focused on affordable and market rent homes across the East of England.
