London’s Leisure and Licensed Property Market in 2026: Where Is the Real Value Now?

London’s leisure and licensed commercial property market is entering a more selective phase in 2026. Pubs, restaurants, bars, hotels, entertainment venues and other leisure properties remain an important part of the capital’s commercial property landscape, but their value is increasingly determined by far more than location alone.

In the strongest parts of London, well-established and profitable leisure businesses continue to attract buyer interest. However, rising operating costs, business rates, employment costs and cautious consumer spending are creating a clear divide between high-performing assets and those in weaker locations.

The result is a two-speed market.

Prime licensed properties in central London and established neighbourhoods can still command strong values, particularly where there is proven trading performance, limited competition and secure long-term occupation. Assets with a strong food and beverage offer, premium positioning or a distinctive customer experience are generally proving more resilient than standardised venues competing primarily on price.

At the other end of the market, older properties with weak trading histories or high running costs are under greater pressure. For these assets, the value of the property may increasingly depend on its potential for refurbishment, repositioning or alternative use.

According to Colliers’ 2026 outlook, the hospitality sector is expected to face further challenges, with increased costs likely to place additional pressure on smaller hotels, pubs and restaurants. The firm believes that growth will be modest and selective, while investor demand is likely to focus on the strongest locations and best-performing venues. Buyers are also becoming increasingly price-sensitive when assessing opportunities.

However, London remains an attractive market for both domestic and international investors. The capital benefits from a large population, global tourism, high visitor numbers and a long-established culture of eating, drinking and entertainment. These fundamentals continue to support demand for well-located leisure property.

Recent investment activity also demonstrates the continued appetite for quality hospitality assets. Colliers reported a strong start to 2026 for hotel investment, including major London transactions, while rental growth across the wider leisure sector continued to improve. Annual rental growth across the leisure market rose by 0.7% in January 2026, marking a fifth consecutive monthly increase.

For investors, this creates opportunities as well as challenges. Properties where the trading business is strong and the underlying real estate is in a prime location may continue to benefit from competitive demand. Planning policy is also becoming an increasingly important factor in determining value. The future potential of pubs and other community venues is likely to face greater scrutiny, particularly where redevelopment or conversion is proposed. Recent moves to strengthen protections for pubs could make it more difficult for some owners to unlock value through alternative uses, increasing the importance of a property’s ability to operate successfully as a licensed business.

The overall picture for London’s leisure and licensed commercial property market in 2026 is therefore one of selective value rather than widespread growth or decline. Prime locations and successful operators remain attractive, while weaker assets face greater risk. For investors, developers and property owners, the key to value is increasingly clear: location still matters, but operational performance and future potential matter just as much.
