Our latest living sector report provides insights into the various factors shaping investment decisions and activity across European markets. Despite a drop in investment volumes since end-2022, the living sector remains attractive to investors and has maintained a high proportion of activity as we start 2024. Yet what investors are interested in, how they are engaging in the living sector varies markedly by location. 

Market maturity, economic and property market conditions, and increasingly the national and regional policy changes impacting asset types across the living sector spectrum are having a significant impact. While governments have many of the same challenges stemming from a shortage of affordable accommodation, the approaches to generate new housing and manage rental growth differ markedly. This is clearly impacting investor and developer strategies across locations with the focus of activity shifting by market from build-to-rent to build-to-sell; and from multifamily and single-family housing to purpose-built student housing and co-living units.
