Funding Options

Whether you are carrying out your first refurbishment or you’re an experienced developer, you may not be fully aware of what funding is out there to help you.

We at CFBUK have access to over 200 lenders, who like nothing more than to support people like you no matter what you’re doing, be it a refurbishment, property conversion, ground up development or even refinancing your existing development funding which may be coming to its end. Refurbishment

Lenders are very keen on refurbishment projects, be they light or heavy and will lend to both first timer and experienced developers. Funding is available up to 85% LTV and some lenders will also cover 100% of the refurbishment costs.

Conversion

Funding is available for all sorts of conversion projects, be it converting an office under permitted development, changing a property into flats or converting a house into an HMO. Lenders will lend up to 70% LTV day one and up to 100% of the conversion costs too.

Ground-up Development

Whether your next project is a single unit development or something a lot bigger, we have lenders who can help you with your next ground up build. Funding is available up to 70% of GDV and we even have access to private institutions who can fund up to 100% of all costs for your projects.

Development exit

With the current state of play in the housing market, you may not be able to achieve the sale price you want for your development and your existing lender may be applying pressure for you to refinance. We can arrange a short-term facility to remove that pressure and give you the time needed to achieve the sale price you need.

Alternatively, you may prefer to retain the property and let it out. Whether you own the property in your own name or via a limited company, a BTL mortgage can be arranged up to 80% LTV to give you the funds to pay back your existing borrowing and give you the capital for your next project.
