AI is transforming commercial real estate. It’s driving demand for data centres, reshaping how people use and experience buildings, and improving design, operations and sustainability across every property sector.

Capital consolidates as AI investment hits record levels

AI IT infrastructure and hosting attracted $109bn of investment in 2025, reflecting the immense processing power required to scale advanced AI. The US absorbed 75% of all AI deal value, while the UK captured 5% of inbound investment, closely pacing China and the EU. Capital is consolidating rapidly into late-stage funding: deals exceeding $100m accounted for 73% of 2025 investment, with $1bn+ deals constituting half the total market. According to OECD.AI data, UK AI-related VC investment has grown 1,700% since 2015, outpacing growth in both the US (582%) and the EU (1,062%) over the same period.
