We are pleased to report another successful result from our June 2026 online auction, with the sale of a freehold strategic land parcel on Church Road, Tadley, Hampshire (RG26 3AU). The plot was offered a guide price of £100,000 and sold significantly in excess of that figure.

The lot comprised approximately 4 acres (circa 16,187 square metres / 1.6 hectares) of freehold land in a well-connected Hampshire location, attracting strong interest from investors, developers, and land buyers ahead of the auction date.

About the Land

Situated in Tadley, a town on the northern Hampshire border, around 6 miles north of Basingstoke and within comfortable reach of both Reading and Newbury, the site offered genuine strategic appeal.

With residential dwellings in the immediate vicinity and secure gated access directly from Church Road, the land presents future development potential subject to the necessary planning permissions being obtained.

Services and utilities run along Church Road, and the freehold title includes a confirmed right of way and access from the road, as detailed in the auction legal pack. The site also holds potential for alternative uses including grazing or equine purposes, broadening its appeal to a range of buyers beyond the development market.

Prospective bidders were made aware that the land carries an overage clause, meaning a third party is entitled to additional payments should the land's value increase as a result of future events, such as planning permission being granted or public infrastructure investment.

Sold Significantly in Excess of Guide Price

The lot was sold via our online auction platform in June 2026, achieving a result well above the £100,000 guide price. This is a clear reflection of the strong demand we continue to see for prime strategic land currently available at auction.  

As an unconditional lot, the successful buyer was legally bound to purchase upon the fall of the hammer, providing certainty for all parties.
