PepsiCo Relocating to One Station Hill Reading

Colliers' National Offices team has acquired a 38,500 sq ft new office space at One Station Hill, Reading, for PepsiCo. 


This strategic move marks a significant transition for PepsiCo from its previous base at Green Park, Reading, where it occupied 110,000 sq ft.

One Station Hill is a £850 million mixed-use development which was designed by architect Gensler and is owned by landlord Lincoln MGT, the joint venture between Lincoln Property Company and MGT Investment Management.

PepsiCo will be taking 38,255 square feet across floors 7 and 8, along with a private terrace of 3,853 square feet, and a unit on the part ground floor. The brand is consolidating its existing office space from Green Park to this prime town centre location. While the move involves downsizing the physical footprint, it aligns with PepsiCo’s goal of future-proofing its business. The new prime in-town location provides a dynamic and agile working environment, supporting the occupier’s commitment to sustainability and modern work practices.

One Station Hill is directly opposite the railway station, ensuring excellent transport inks for community employees and clients. The development offers occupiers numerous facilities, including rooftop yoga, two acres of landscaped public realm, and improved pedestrian access. It is an all-electric building using air source heat pumps and smart building technology, targeting BREEAM Outstanding certification, a Platinum WELL score, and an EPC A rating.
