Mace Wins City Office Block Retrofit

Pegasi Management Company has appointed Mace to lead the refurbishment of 3 Lower Thames Street, London EC3.

Fresh Wharf, a 120,000 sq ft office building built in the 1980s on Lower Thames Street in the capital, right by London Bridge, is being brought up to modern performance standards.

The 11-storey building, originally designed by Richard Seifert, is being remodelled to attain BREEAM Outstanding, WELL Platinum, NABERS 4.5 Stars and WiredScore Platinum accreditations.

The refurbishment, designed by Buckley Gray Yeoman, reflects a growing market trend to improve the environmental credentials of existing buildings and making them more attractive for potential tenants.

Approximately half of the building’s raised access flooring panels will be retained and reused. For newly fitted areas, low-carbon panels made from 86% recycled content will be installed. Each flooring panel is backed by an environmental product declaration and a material passport, ensuring traceability and enabling future reuse.

Early-phase works have already seen 30 tonnes of glazing removed from the original building and sent for recycling through Saint-Gobain’s closed-loop glass system.

On completion in 2026, Fresh Wharf – which was previously called St Magnus House – will have 25,150 sq ft of outdoor space, a new riverside café and a restaurant.

Stewart Ward, managing director for fit out & retrofit at Mace Construct, said: “This project is about more than refurbishment; it’s about redefining what’s possible with existing buildings. At Fresh Wharf we’re proving that a 1980s structure can be transformed into a workplace that meets today’s highest sustainability standards, while delivering on design, modern occupier demands and creating long-term value.”
