·High-quality architecture in a highly sustainable location.

·Significant internal and external amenity spaces.

·A new commercial unit.

·Improvements to the public realm along Hastings Road and Drayton Green Road.

·Biodiversity net gain and an Urban Greening Factor of 0.4.
