Build Warranty Awarded New Major Distribution Hub Project

The largest privately owned Records and Information Management (RIM) provider, The Oasis Group has appointed Build Warranty Technical Services division as the client agent for the shell design and fit-out of their new distribution hub project at Port-Centric Logistics Park, located at DP World London Gateway’s rapidly expanding freeport, that offers a selection of tax and planning benefits to businesses.

The Group, a pan-European information management company, will lease the 108,973 square foot warehouse on a long-term basis. The group provides scanning, digitalisation, cloud storage, business continuity, shredding and disruption services to clients across Europe. The move also comes as the company looks to expand its operations in the wake of increasing demand for its services.

The distribution hub will be constructed to BREEAM's highest ranking of 'outstanding', a globally accepted sustainability criterion for construction. BREEAM (Building Research Establishment Environmental Assessment Method) is a rating system that is designed to evaluate the environmental performance of buildings based on issues like energy efficiency.

The work will start in early spring 2023 and is set to finish in the third quarter of the year. Our company has the privilege of aiding the developers' ambitious environmental objectives, and we will do this by taking on three distinct roles; the pre-construction, shell construction, and fit out stage.

The first phase of the project is to develop the internal racking, with a 21m clearance, to guarantee efficacy and the implementation of an optimised racking system, and the office layout. Our engineer will adhere to the BREEAM regulations, the plans will highlight good indoor air quality, proper lighting and daylight levels, and a comfortable temperature, which boosts occupant delight and leads to the efficient utilization of the building throughout its life.

Once structural plans are developed, they will be given to the Developer to build the structure around to reach the tender stage with suitable building contractors.

At the shell construction phase, we supervise the design and construction of the shell building while work is conducted on the site. The BREEAM standards are put in place to guarantee good indoor air quality, proper lighting and daylight levels, and a comfortable temperature, which boosts occupant delight and leads to the efficient utilization of the building throughout its life.

Finally, we create tender packages to fit out the warehouse and offices internally. All these stages are created with the goal of meeting the current building regulations and BREEAM criteria.
