What building warranties are accepted by UK mortgage lenders?

For a mortgage lender to provide a loan on a newly built, converted, or renovated property, they require a structural warranty from an approved provider.

The definitive list is maintained by UK Finance (formerly the Council of Mortgage Lenders). While each lender has its own specific list, ICW is a widely recognised provider of structural warranties approved by most high-street and specialist lenders.

ICW warranties are accepted by all of the major mortgage lenders, including high-street giants like HSBC, Barclays, Lloyds Banking Group (including Halifax), NatWest Group, Nationwide and Santander. You can see the full list of approved lenders here.

Important Considerations

  • Check the Lenders' Handbook: Lender requirements can change. If you are a buyer or developer, you should refer to the UK Finance Mortgage Lenders’ Handbook for the specific lender you are using.
  • Consumer Code: Lenders will generally only provide a mortgage on a new build if the property is covered by an approved warranty provider such as ICW, and will require the builder or developer to be a member of a CTSI approved Consumer Code such as the ICW Consumer Code for New Homes. The Consumer Code establishes a framework for builder and developer conduct, providing additional layers of protection for homebuyers during the purchase of their new home.
