Description
The site, which is previously undeveloped and in current agricultural use, extends to a gross area of approximately 8.32 acres (3.42 Hectares) with a net developable area of approximately 5.19 acres (2.13 hectares). Access to the site is via a single spine access road, with highway access proposed via a new crossover from the B2173 Maidstone Road to Hockenden Lane. This road will be widened to accommodate 2-way HGV and will feature a new combined public footpath and cycle way to link the development to the Main Road. The proposal also includes junction and road improvement works to create a controlled junction where Hockenden Lane meets Maidstone Road. The site features an area of woodland which is to be retained and managed for off-site BNG mitigation.
Location
The site is located just off the B2173 at Upper Hockenden to the west of Swanley. Swanley lies in northwest Kent, close to the border with Greater London, approximately 15 miles southeast of central London. The town features excellent transport links being close to major roads such as the M25, A20, and M20, providing easy access to London, Dartford and Maidstone. It is considered a strong location for industrial and distribution for inner south London and regional Kent. Access to the national Motorway Network is provided via the A20, the slip road for which is 0.2 miles from the subject (west towards London) or approximately 2 miles to the west at Sidcup connecting directly to junction 3 of the M25.
