The former Blackford Hotel is a Category C listed building located on Moray Street in the Village of Blackford, Perthshire.
The hotel is located on the corner of Moray Street and Joiners Close.
The main part of the hotel was constructed in c. 1896 and is of masonry construction with timber framed naturally slated pitched roofs.
It has concrete floors at ground level and timber suspended floors above with a combination of lath and plaster external walls and plasterboard lined partitions.
The original part of the hotel provides reception, lounge and bar facilities at ground level with hotel room accommodation above.
The 1.5 storey extension (former stables) to the rear along Joiners Close is of rubble wall construction with painted external render with a timber framed pitched roof with a naturally slated finish.
The ground floor is of concrete and is formed below the outer ground levels with a suspended timber floor to the first floor.
The ceilings and walls are plasterboard lined with timber framed doors and UPVC windows.
This part of the hotel houses the bar and tap room/cellar and bedroom accommodation on the first floor.
The northeast portion of the subjects is a brick built 2 storey structure which we understand is excluded from the listing.
The structure has concrete floors at ground level and suspended timber framed floors to first floor.
The ground floor houses the main function room, commercial kitchen and ancillary areas.
The upper floor has exposed roof structure and walls and has no fit out and is accessed from the rear lean to structure to the rear.

Blackford Hotel is a Category ‘C’ Listed Building of Special Architectural or Historic Interest.
The historical listing of the property includes the caretaker’s accommodation located to the rear, however it excludes the warehouse to the rear, the interior of the hotel and the former stables.

Reviewing the Perth and Kinross Local Development Plan (adopted 2019), the site does not have a specific allocation, and there are no further environmental designations.
