LOCATION
The site is in central Plymouth in the West Hoe district. It is approximately 1-kilometre (1.6-miles) south-west of Plymouth City Centre. It is adjacent to the Millbay Quarter and approximately 150 -metres (492-feet) east of Trinity Pier.
The historic port City of Plymouth offers a comprehensive range of ecclesiastical, employment, educational, cultural, leisure and shopping facilities and amenities. These include (but are not limited to): the University of Plymouth, the National Marine Aquarium, the Royal Citadel, Royal William Yard and the historic Barbican Area.
Dartmoor National Park and both Tamar Valley and South Devon Areas of Outstanding Natural Beauty (AONB) are all within easy reach and are renowned for their abundance of wildlife and dramatic landscapes.

The site was a former doctor’s surgery. It is bound by housing on allsides and benefits from direct road frontage onto Cliff Road to thenorth; Central Road to the east; and West Hoe Road to the west.
The site has been cleared and has some areas of hard standing/ concrete. It extends, in total, to approximately 0.04-hectares (0.10- acres).
