At deverellsmith we are delighted to have exclusively partnered with one of the UK’s most exciting new registered providers, to assist them in the recruitment of their land and development team. Through collaborating with developers, housing associations and public sector bodies across the country, this RP is forward-funding new build affordable housing, bringing volume institutional capital to the social housing sector with initial target markets being affordable rent, shared ownership and rent-to-buy.

That is why we are looking for a likeminded Land & Planning Manager to join this collaborative team.

Aside from going on site, this position will be remote/agile working both now and post-Covid.

Purpose of the Land & Planning Manager:

Reporting to the Regional Head of Development you will work with the Finance and Operations teams to support the successful identification of land–led and joint venture affordable housing schemes and guiding them through the planning process.

Key Responsibilities:

  • You’ll undertake business development activities in relation to land opportunities, targeting pro-actively land vendors, land owners and their agents, appraising and testing schemes to understand viability.
  • Weekly reporting on opportunities to the pipeline meetings and supporting the decision making on which schemes to pursue.
  • You’ll manage schemes through the due diligence process, working within the department to ensure technical reviews and legal due diligence is accurately and fully undertaken so that legal and commercial construction development risks are known and understood.
  • Establish/execute planning strategies in relation to sites to maximise the prospects of a planning outcome which enables the delivery of a scheme which meets the financial and risk parameters of the business.
  • Working with 3rd party contractors and developments that have presented landled opportunities to the business and working with these 3rd parties to test and appraise land-led affordable housing schemes.
  • Lead the land acquisition negotiation process, working with lawyers and professional advisors as appropriate to ensure the risks in related to land development are contracted in accordance with the businesses’ risk profile and in accordance with any recommendations.
  • Presenting land schemes in the required format accurately to the relevant decision-making body and securing their input, then progressing them through to contracting in accordance with any related recommendations.
  • Monitor scheme bidding performance and pricing to ensure that the team are procuring at values which reflect the needs of the business.

Essential Experience & Skills:

  • You’ll be self-driven and have an entrepreneurial spirit that embraces change and opportunity.
  • You must be highly commercial and work collaboratively with colleagues within and across the business with the capability of being highly effective in a corporate environment.
  • A deep locality specific knowledge of both the social housing and wider residential sectors, in particular an expert understanding of affordable housing development in the Midlands is required.
  • Working in the Midlands, you’ll have a track record in taking sites within this area successfully through the planning and land acquisition process and have strong relationships with local authorities and planning advisors.
  • You’ll have experience in sourcing and contracting multiple residential land-led development opportunities and maintaining trustworthy relationships with landowners and agents that are current and potential future partners and clients.
  • You’ll ideally be degree educated or equivalent and have a planning, surveying or architectural qualification.
