Selling your property through an auction offers speed, certainty, and competitive pricing in a transparent and flexible process. Once the highest bid is reached, the gavel falls and contracts are exchanged. Completion typically occurs 28 days later, allowing you to bypass lengthy negotiations.
Auctions provide quick sale opportunities for a range of properties including parcels of land, residential homes needing renovation, commercial properties and development opportunities. When selling properties by auction, we closely collaborate with solicitors to ensure all necessary documentation is ready before the sale to achieve the best results.
Pricing is essential. The guide price advertises your property and informs potential buyers of your expected value. It's crucial to set an attractive guide price to generate interest from prospective purchasers. The reserve price, determined confidentially between the seller and auctioneer, is the minimum you will accept, protecting you from underselling. The reserve price must be within 10% (either higher or lower) of the guide price.
At GTH, we conduct traditional in-room monthly auctions at various venues across the South West. Successes from our 2025 auctions include a redevelopment opportunity in Glastonbury guided at £210,000 and sold to an in-room bidder for £285,000, 6.75 acres of woodland at Hinton Blewett well exceeded its guide of £60,000 selling for £106,000 and 2.30 acres of pastureland near Axbridge guided at £50,000 saw competitive bidding and sold for £89,000.
Our first 2026 auctions will take place at Shilstone House, Ivybridge, Devon, on 25th February and Batch Country House, Nr Weston-super-Mare, Somerset, on 18th March.
