Work to Create Five New Business Units at Eastern Gateway Starts

Construction has started at Eastern Gateway, Ipswich to create five new business units on eight acres of the site. 

The next phase of construction work at the site, owned by Ipswich Borough Council near to the A14 Sproughton junction, is being led by developers Trebor Developments and Hillwood, working with contractors Magrock Ltd.

The units, being built to BREEAM ‘Excellent’ standard, will be available from May 2024 for industrial and logistics use, creating around 300 new jobs for the local area in addition to the construction jobs building the new units.

Earlier this year a segregated footway and cycleway along Sproughton Road was completed, as well as a gated footpath providing access from the Eastern Gateway site to the scenic river path alongside the River Gipping to ensure a pedestrian link with Ipswich Town Centre.

To date, at least two-thirds of Eastern Gateway’s development plots have been sold, are under contract or under offer of the total 63 acres on the site, with more than 850 jobs created.

Councillor Neil MacDonald, Ipswich Borough Council leader says: “Eastern Gateway is a development that is attracting new business into the local area, to boost the economy and create more jobs.

“From the initial masterplan in 2016, the first land sale in 2018, and progression into further phases of the project over time, I am really pleased to see Eastern Gateway take the next steps towards our goal of redeveloping this brownfield site to create new employment opportunities.

“It is incredibly exciting to see the next phase of this project come to fruition and, with good interest already being shown in the remaining land at the site, I expect the future of this development to be extremely bright for Ipswich.”

Greg Dalton, development director at Trebor Development adds: “Ipswich is a key industrial and logistics hub in the East of England and we’re delighted to have worked closely with Ipswich Borough Council to secure this latest site acquisition for Trebor.

“We look forward to investing in much needed new industrial product for this area, delivering all five units on speculative basis.”
