Residential Eviction Restrictions Extended Until 31st May

As you will recall, the eviction ban was extended until 31st March. However, as this date is fast approaching, the Government have decided to extend this further until 31st May and then it will gradually fade back to normality. 

Currently we have no details as to the path after 31st May, ARLA Propertymark believes the best approach would be to carry out emergency evictions and then consider a more comprehensive plan. When we receive more guidance on this I will of course let you know. 

 

The requirements for serving notice is still fixed at a six month period unless your case falls under the exemptions:

  • Domestic abuse or riot - two weeks' notice will be sufficient
  • Where landlords are seeking possession as a result of antisocial behaviour - four weeks' notice will be sufficient
  • Where tenants are required to vacate the property as a result of failed follow up Right to Rent checks - 12 weeks' notice will be required 
  • If the rent arrears exceed 6 months, then the notice period will be 4 weeks.
