Private pension fund invests in future of Parc Busnes Treorci at Treorchy

A Private Pension Fund has purchased the Parc Busnes Treorci industrial and office park at Treorchy.

The business park was formerly the Burberry Clothing factory and has undergone an extensive multi-million pound refurbishment programme to sub-divide and reconfigure its buildings to provide 105,080 sq ft of high-quality industrial and office accommodation. 

The Capital Markets team of property consultants Knight Frank in Cardiff advised Parc Busnes Treorci on the freehold sale of the of 6.16 acre (2.45 hectare) site.

Elliot Evans of Knight Frank said: “The timing of the sale capitalised on a market period where we are seeing sustained demand for multi-let industrial investment opportunities which are underpinned by strong prospects for reversionary rental growth. Parc Busnes Treorci fits that description perfectly.”

Redevelopment of the Burberry Clothing premises benefitted from EU grants and significant capital expenditure was undertaken to complete a high quality sub-division to provide sought-after workshop and business space ranging from 160 sq ft to 22,000 sq ft.  The site is currently multi-let to over 20 tenants with lease regear opportunities.

Robert Kearns of vendor Parc Busnes Treorci said: “We have worked very hard to redevelop the units, which have proved very popular with local companies, and we are pleased to see that the new owners will carry on the ethos of supporting local businesses.”

Graham Mudie of the Private Pension Fund that purchased the park commented: “Our strategic aim is to target multi-let industrial investments and our business plan going forward at Treorchy is to invest in the estate and launch a fresh marketing campaign to widen the awareness of the services here from industrial and office accommodation to high-quality self-storage solutions and caravan parking. The current high occupancy rate here demonstrates the thriving nature of the local businesses.”

Parc Busnes Treorci is located in Treorchy within close proximity to major road infrastructure, including the A470 and the A465 Heads of the Valley Road, which is undergoing £800m improvement works.
