When a building has any form of significant shading then a Level 5 EPC(DSM) model should always be carried out, while Level 3 & 4 EPCs use the simple daylighting method, when a building has no significant shading (window and local shading, self-shading and site shading), and when daylight control is not installed or important. Level 3 & 4 EPCs are only concerned with external windows and doors. However, internal openings can be included in DSM calculations allowing light from an atrium to flow into internal offices, thus reducing the lighting load of the building.

The correct selection and use of a DSM model can reduce your MEES risk, ensuring the building does not fall within the F or G rating, resulting in a lettable building as of 1st April 2018.
