The Education & Charities team of global property consultancy Knight Frank has been instructed by Hardwick No. 1 Ltd to market a substantial former university campus in Cheltenham for £7.25 million.

The site known as Hardwick Campus, comprises six main buildings totalling approximately 85,122 sq ft across a 4.69-acre site, with the main campus building totalling 37,620 sq ft.

The property offers extensive teaching, office, administration and secure on-site recreational space and amenities including a café, as well as on-site student accommodation, offering 123-ensuite bedrooms spread across three residential blocks, with shared kitchen facilities on each floor. The site is available freehold with vacant possession on completion.

Emma Cleugh, Head of Education & Charities at Knight Frank said: “This represents an exceptional opportunity to acquire a substantial turnkey educational facility in one of the UK's most desirable locations. The campus offers tremendous flexibility for continued educational use or commercial purposes, subject to obtaining the necessary planning consents.

“Located just a 10-minute walk from the town centre yet set within extensive grounds, the property delivers the accessibility and scale that many owners, operators, and investors look for.

“In terms of planning, the site's current and historic uses make it well-suited to continue as an educational campus. However, should an occupier not be secured, positive pre-application discussions with Cheltenham Borough Council have explored the potential for residential development as an alternative to its existing educational use.”

Cheltenham an attractive spa town, has a strong educational offering and is home to several higher education institutions which have multiple campuses across Cheltenham and vicinity with over 10,000 students, as well as Hartpury University and Hartpury College. The area also benefits from two further education colleges and is particularly noted for its exceptional school’s provision, including Pate's Grammar School, Cheltenham Ladies' College, and Cheltenham College.

Cheltenham is the UK’s capital for the cyber industry with Government investment coming forward for the Golden Valley Development next to the GCHQ (Government Communications Headquarters). The town also attracts hundreds of thousands of visitors each year to Cheltenham Racecourse, one of the most popular sporting venues in the country.

The site is a short walk into the town and has excellent transport links, with Cheltenham Spa Railway Station just over one mile away providing direct access to London Paddington (1 hour 54 minutes) and Bristol Temple Meads (38 minutes). Road links include close proximity to M5 Junction 10, with Birmingham 58 miles to the north and London 110 miles to the South East.
