An historic former hotel in Newmarket has gone up for sale with Christie & Co and Cheffins.

The Grade II-listed four-storey Rutland Arms Hotel, which dates from the 17th Century, closed in 2019. Now the site offers a consented scheme for a part-refurbishment and part-new build 72-bedroom hotel, along with new public areas which include four meeting rooms, a bar and lounges, restaurants and back of house facilities.

A total of 44 of the 72 rooms will be part of an extension on land next door in Palace Street.

The West Suffolk town is recognised as the global centre for thoroughbred horseracing, breeding and horse health.

Simon Jackaman, director – hotels for Christie & Co, said, “Considerable care has taken place within the scheme to protect and preserve all the original features within the property, as well as the integrity of the building’s listed status.

“The consented scheme will see it transformed into a 72-bedroom boutique hotel, retaining features such as decorative ceilings, fireplaces, and stained glass in the current designs.

“The Rutland Arms Hotel offers a unique opportunity to acquire a landmark freehold property in the centre of a well-known town and establish a high-quality operation, or explore possible alternative uses, subject to the appropriate necessary planning approvals being granted.”
