Good crowd sees top prices at property and land auction

A good crowd turned out for our latest property and land auction, which saw a number of pleasing prices.

Pick amongst them was Stonewalls, at Fifehead Neville, near Sturminster Newton - a three-bedroom bungalow requiring modernisation. The property was marketed at a guide of £400,000 with the hammer finally falling at £512,000 to a local buyer.

A couple of properties had sold prior to the auction at The Shrubbery Hotel, Ilminster, on November 13, but there was still plenty to interest the crowd of keen buyers.

There was considerable local interest in a development opportunity at Clapton, near Crewkerne. This three- bedroom terraced house, ripe for modernisation, exceeded its guide price and sold for £130,000.

An unusual investment opportunity arose in Thornford, near Sherborne, comprising a two bedroom semi-detached bungalow subject to a lifetime tenancy sold after auction close to the £165,000 guide.

A development opportunity at Elworthy Farm, Greenham, near Wellington found a home at £110,000.  This included a range of barns with planning permission to create three new homes.

Land was also in demand. A block of 45 acres subject to a 10 year Farm Business Tenancy  sold in the room at the guide level of £260,000. A small parcel of land (2.83 acres) at Martock attracted strong interest and finally sold at £46,000. An attractive block of land and stabling at Merriott finally went under the hammer at £65,000.
